In today’s world, it is not often that we get to praise true service in any industry. Most of the time, promises are made to get the deal and then abandoned almost immediately. Well, we have to say that you are totally different. You mean exactly what you say, and your word is based on your actual expectations. When you first sat down with us at our invitation, you knew that we were working with another agency. You told us what you would do with our house, and you never asked us to leave the agency we were with. In fact, you noted that some of what they were doing was exactly what you would do. When you left that night, you wished us luck on the sale of our house. 
 
We initially chose to stay with the other agency mostly to reduce the hassle of re-listing. That turned out to be a big mistake on our part. Once we woke up, we asked you again to meet with us. Showing us your integrity, you required us to make sure that we were totally separated from the other agency. Then, and only then, were we allowed to move forward with you. You told us that you were sure that you could sell our house, and we had some level of confidence that you could do exactly what you said. Little did we know that within three weeks of placing the home with you, we would have an incredible full price offer. We closed on that offer approximately 30 days later and walked away happy.
 
In this very difficult housing market, you did exactly what you said you would do and that was amazing!  Now, one might say that this was probably luck, but they need to know that our house was on the market for over a year with two different agencies prior to your taking it on. However, when we got together, you knew our history and instead of making excuses for the past, you told us just what you were going to do to get it sold and what you believed was a reasonable price for the house. We agreed, and you did exactly what you said you would. Also, when the offer came in, you were all over it and made sure that we were protected. You worked diligently with the buyer’s agent and the escrow agent to make sure it all went as planned. The result was a sale with a simple and easy closing. You really delivered, and we appreciate it so very much.
 
This experience has been incredible as we have not only sold our house, but we have been blessed to work and become friends with someone of integrity and honor within the real estate business. We believe that the sale of our house was a true blessing from God and that he sent you to us for that reason. We can not say enough about your skill, integrity and work ethic. Thank you so much for your incredible effort.

It was such a gift to have Janice Colby as our realtor. I would highly recommend her to anyone wanting the best. I thought it odd in the beginning that our friend, an out of area realtor, would choose her since she was from a totally different agency than his; they only knew each other from a networking group. 

But after working with her, I see that he was very clear when he bragged about how good she was.  Janice told us from the beginning that she is very nice but can also be very tough like a bulldog for us, the seller, if need be.  She was indeed all of that for us.

Janice was extremely sensitive through emotional and financially challenging elements of the sale of our parents’ home, diplomatic with challenging individuals, calming, great about explaining anything we did not understand, extremely patient about how much we had to learn, readily available at all hours, quick to return phone calls, very detail oriented, and extremely knowledgeable about the business.  She was strong in her opinions & recommendations but never to the point that I did not feel that I could disagree, or that ultimately, every decision was my own to make.

She was so competent that she could double as counselor, confidant, financial adviser, decorator...the list could go on.  I'm just glad that now that our work together is over, we get to continue this relationship & I can call her my friend!!!  She's one incredible realtor & person!
